Hello Neighbors,

The Board would like to wish all members of our community a very happy new year!

A letter is currently in the mail to all homeowners outlining some new information for 2026. Below is the full text of this letter as well as a link to a PDF version of this letter.

We ask that all neighbors please read this document thoroughly as it outlines details about our property manager change, annual assessment (dues) invoicing details, as well as details for our upcoming annual meeting.

Dear Homeowners,

We are writing to inform you of an upcoming change in property management for our association.

Sadly, our previous property manager Vida Burns with VB Business Service passed away after a brief illness. We are grateful for the service they provided to the Association, and our thoughts are with their family during this time.

To ensure continuity of operations and support for our community, the Board has appointed Towne Properties as the Association’s new property manager, effective January 1,2026.

What this means for homeowners:

  • Day-to-day concerns that affect the association will be handled by Towne Properties
  • Payment instructions, maintenance requests, and general inquiries will be directed to the new management team however homeowners may always reach out to the Board directly with concerns
  • Towne Properties is currently working with the Board of Directors with the transition of community records and will be sending an introduction letter, along with updated contact information and account payment instructions to all residents.  Please hold off on paying your annual HOA fees until you receive this information 

During this transition, the Board will be working closely with the new management company to ensure a smooth handoff and minimal disruption to the Association. As always homeowners are encouraged to reach out to the City of Columbus 311 office with city code related concerns. Reminder – VAT Egg Hunt – Saturday April 12

REMINDER – This Saturday will be our community egg hunt!

The annual Easter egg hunt will be held at the community park on Saturday, April 12th at 1:00 PM, rain or shine. This fun community event is for children ages 1 – 10. Plus, the Easter bunny should be there for picture taking!

So far the weather looks to be brisk, so make sure to bundle up those kiddos. Also, please be sure to arrive on time. The egg hunt can be a “blink and you missed it” event so arriving on time is a must.

Parents
The Easter bunny will be arriving just before our event and will be available for photos for the duration of our event. Please bring a basket or other container to use while gathering eggs.  At the end of the hunt if parents can empty and close the plastic eggs that would be helpful. All the plastic eggs will be collected for future egg hunts.

Volunteers Needed
Volunteers are still needed for this event to hide eggs as well as help clean up after the event. This takes about 20 minutes before and after the event. If you are able to assist please sign up at link below:

A huge thank you to everyone that donated candy for this event and to our friends of the Easter bunny for taking the time to hop by our community and meet our families. The generosity of our neighbors is what allows us to host these events and we are so grateful to have such a vibrant community!

REMINDER – 2025 Annual Meeting

A reminder that our annual association meeting will be taking place this Saturday, February 1st at 1PM at the Southwest Area Library – Westland Branch (4740 West Broad St). Our meeting will take place in the large meeting room – the entrance for this meeting room is to the left of the atrium, just past the first set of doors.

As previously mentioned, Officer Paulus (Columbus Police Department, Community Liaison Officer) will be attending this meeting. As the recent crime has affected more than our community we will opening with his remarks and have invited the adjoining communities in our area to attend.

Once Officer Paulus concludes we will then ask non-VAT association guests to please depart and we will continue with our official association meeting. We ask homeowners who have specific questions about the use of HOA funds to please hold those questions until our official association meeting – as not all attendees may be homeowners within our specific association.

Please note that we are limited to one hour in the room we have reserved so please arrive on time for the meeting.  We anticipate that this may be a crowded meeting please plan accordingly.

UPDATE – 2025 Annual Meeting

Due to the concerns of our community we will be letting Officer Paulus speak first. We also will be opening this part of our meeting to ALL the Thornapple community attendees (Thornapple Grove, Thornapple Highlands, Thornapple Meadows, Village at Thornapple, and George Fox) who wish to attend.

AT&T Fiber Line Follow-Up – For homeowners who continue to deal with issues stemming from the the fiber line upgrades over last summer there is a short update. AT&T has provided a new contact to follow-up with should you have any lingering or unaddressed issues:

Recently homeowner have reported new issues with other utility (power) or internet service provider (Spectrum, Breezeline) lines failing. When vendors have come out to properties they note that existing lines that previously had no issues appear to be nicked or cut which is causing inconsistent service or service failures. It appears that many homeowners are able to get these issues addressed directly with their power or internet providers directly, but should you have issues that fall outside of the scope of their repairs and the AT&T fiber line appears to have impacted your issue – you may want to reach out to the contact above as well.

Please note: As previously stated the VAT HOA has no association to the AT&T Fiber upgrades, this information is being provided as a courtesy only. 

Trash and Recycling Cans – A reminder that even with winter weather all waste and recycling cans need to be screened from view when not actively curbside.

Handbook policy states:

All waste and recycling containers and yard waste shall be stored inside the garage or, if outside, 100% screened from view at all times, by a screening structure. Waste and recycling containers and yard waste shall not be moved to the curb for pick-up more than 12 hours prior to collection. Waste and Recycling containers shall be returned to their storage location by the end of the day of waste and recycling collection.

Please make sure these containers are put away at the end of the day.

Beggars Night Reminder & Leaf Clean Up

Halloween is almost upon us and we want our community Beggar’s night to be spooktacular!

Please take note of the following to keep all our community kiddos safe on Beggars Night.

Beggars Night – Thursday, October 31st 6-8PM

  • Clear sidewalks – Ohio weather is always unpredictable for Halloween. It appears that rain will be a of our Beggars Night forecast. Please help keep sidewalks, ramps, and gutters/drains clear from fallen leaves to keep our walking paths safe.
  • Lights On (or off!) – Most families know a lit porch light often means homeowners are participating in Beggars Night. If you want a quiet evening, please keep your porch lights off or place a note on your door indicating you are not participating.
  • Slow down – If you find yourself driving in the community between 6-8PM, please keep your speed down and watch for excited children who may be crossing the roadways.
  • Safety First – Make sure costumes are easy to walk and see in. Flashlights and reflective tape are useful too to ensure that people are easier to see at night.

Reminder: Leaf Cleanup

Our beautiful neighborhood trees are changing color and dropping their leaves – pretty soon winter will be upon us again. A few reminders when it comes to leaf cleanup:

 

  • The city of Columbus does not vacuum up leaves from the curb or clear any street gutters. Please take some time to remove leaves from sidewalks/street gutters. Wet leaves can create dangerously slick sidewalks. Also the gutter drains get blocked not allowing water runoff from rain or ice melt to make it to sewers as we move into the winter months.

 

  • Please do not leave blown leaves in the street or blow them down the street to other homes. This creates additional work for homeowners who are already battling leaves of their own.

 

  • Don’t forget to check gutters and downspouts for leaves. Backups of leaves trap water and eventually ice in the colder months. This causes gutters to separate from homes and could cause blockages and backups in the sewer systems.

All leaves should be bagged and stored until the next scheduled recycling/yard waste pickup. Our community’s upcoming recycling/yard waste pickup dates are:

Monday, November 25th

Pumpkin and Yard Sign Drop-Off Events

 

The City of Columbus is hosting special pumpkin and yard sign drop-off events throughout November at the Waste and Reuse Convenience Centers (1550 Georgesville Rd, 43228 & 2100 Alum Creek Dr, 43207).

Pumpkins must be free of paint/markers, but carved is okay! Yard signs can be cardboard or plastic.

Centers are open Tues-Sat from 10am-6pm.

2024 Community Garage Sale – Mark your calendar!

With the end of the school year and summer fast approaching there have been several inquiries for when our community garage sale is going to be happening. It’s great to see so many households eager to participate!

The dates for 2024 are going to be June 7th and 8th.

We hope to see some great community involvement and hope folks use this as an opportunity to get out and speak with neighbors and new faces within the community.

REMINDER

The annual Easter egg hunt will be held at the community park on Saturday, March 30th at 1:00 PM, rain or shine. This fun community event is for children ages 1 – 10. We have heard that the Easter bunny will be there for picture taking!

This is a “blink and you missed it” event so please be sure to arrive as close to 1PM as possible. Our hunts usually last 15-20 minutes once all the kids get participating. However to know our “hunting limits” we need children to arrive on time.

All participants should bring a basket or other container to use while gathering eggs.  At the end of the hunt all the plastic eggs will be collected for use next year so please make sure to close and turn them in once they are emptied.

Village Easter Egg Hunt 2024

The annual Easter egg hunt will be held at the community park on Saturday, March 30th at 1:00 PM, rain or shine. This fun community event is for children ages 1 – 10. Plus, the Easter bunny should be there for picture taking!!!

Make sure you bring a basket or other container to use while gathering eggs.  At the end of the hunt all the plastic eggs will be collected for use next year.

In keeping with prior years, we are asking for the community’s help with candy donations. We are seeking a total of 900 pre-filled Easter Eggs. Below is a link to our SignUp Genius for this event. Donations are needed by March 23rd at the latest.

Please note: failure to secure enough donations will result in this event’s cancellation. 

If anyone is willing to represent the Easter Bunny (or have a teen who may be willing) – we have a one size fits all outfit available. Please reach out to the Board to confirm – [email protected].
